The Mulloway is a modern design with Australian vernacular roots, inspired by the simplicity, functionality and beauty of traditional farm buildings. This versatile design is adaptable to a variety of small and larger lots, and for both single- and double-storey layouts.

  • The modular design is adaptable to flat and sloping blocks, accommodating both single and double-story layouts. 
  • The central walkway cleverly integrates storage – so you can arrange your spaces knowing this is already catered for. 
  • Height variation in the roof design creates either volume or intimacy to define different zones. 
  • Strategic eaves on north-facing elevations guarantee complete shading in the height of summer, whilst inviting sunlight into the interior during the peak of winter. 
  • Solar panels, water storage and smart-home systems can be integrated into all layouts.

Characterised by a restrained materials palette of hempcrete, timber, and glass, the Mulloway is defined by its innate connection to nature; where conscious choice meets considered design.

The underpinning concept is a central walkway, from which various rooms branch off. This extendable model allows you to customise the flow of spaces within your home with a sense of remarkable confidence: you can create a tailored floorplan knowing the clear price range for each module.

Embedded with passive design principles, The Mulloway features eaves along north-facing perimeters. Height variation in the cleverly designed roof moderates sun, air circulation, and integrates water collection for storage.

Built with Otetto’s signature hempcrete walling system, the Mulloway has excellent thermal, acoustic and fire resistant properties, making it suitable for a wide range of environments from arid to tropical, including areas that are bush-fire prone.

Why do Otetto Homes cost more than a volume builder?


The comparison isn’t always straightforward. Volume builder base prices routinely exclude what’s standard in our scope — passive design, high-performance insulation, sustainable materials, and consistent project management.

The honest answer: we build to a higher standard and we don’t compromise on quality to compete on price. If the lowest upfront cost is the main priority, we’re likely not the right fit — and we’d rather be upfront about that now.



Do you offer customisable floorplans?


Our architectural designs follow a modular design concept, allowing homeowners to customise and adapt their living spaces by adding or removing rooms to align with their specific needs and lifestyle. This process is guided by your Otetto sales representative and is subject to site and budget considerations.



Are Otetto homes carbon-negative?


The material is. Hemp sequesters carbon as it grows, and that carbon is locked into the panels for the life of the building. Each home built with Living Canvas panels sequesters approximately 50 tonnes of CO₂ net — compared to a conventional brick veneer home that generates around 200 tonnes. That’s a 250-tonne swing.

Our 100% electric specification means no gas in the home and lower operational emissions over the building’s life.

We don’t use the word “sustainable” loosely. These are specific, verifiable numbers.
